A property of your own – with a cost of $30.000-$50.0000, or the double, for some more luxurious properties - just in front of an amazing sandy tropical beach, with a divine climate? Too good to be true?
And yet it can be true. Brazil offers this kind of opportunities. There are literally thousands of bargains in Brazilian
realty. You just need to be attentive and take some basic precautions. Present Brazilian real estate offers unique opportunities and conditions, with prices that are just a small fraction of European and North-American standards.
It’s not a marketing metaphor. It’s a reality. Brazil as the longest tropical beach cost of the world, with thousands of incredible and little touched beaches and an amazing climate – and excellent opportunities for foreign investors in real estate.
There isn’t yet a true boom. But there are some signs of it. Recent news in the international press attests and pronounces that emerging boom, and the immense opportunities offered by the Brazilian coast line. As International Herald Tribune stated, in a recent article: «Foreign buyers are attracted as ever to the prices, weather and beaches in this vast and tropical country, and demand has been increased by the recent popularity of all things Brazilian».
BRAZILIAN REAL ESTATE DOWNSIDES?
Well… and the downsides… you may ask. There is always a downside, isn’t it?
Yes. Downsides may exist. It’s true. After all, a real estate investment is always an investment of some thousand dollars. And you should equate all the pitfalls.
You should equate the distances, the international and local transports, and the time that you will need to arrive to your Brazilian property. You should also equate some legal issues, and look for proper advisement. You should see the properties and alternatives investments, locally. You can look for opportunities and possibilities online, but you should also evaluate them locally. And you should also equate, of course, the safety associated to your staying and property...
The safety issue is a major one, in most minds. And it’s a possible concern or drawback, in many investments in Sao Paulo metropolis, or in some Rio areas, or Recife and other big brazilian cities. But you should also not overemphasise it. The Brazilian crime is above all a petty crime, very circumscribed to some big cities. Brazilian people are extremely friendly. The Brazilian spirit and culture is very characteristic and truly unique in Latin America and even at a world scale. In most brazilian places, it isn’t a true problem. And political safety? Couldn’t it be a threat to a foreign buyer of a brazilian property? The answer is a big no – in a foreseeable world, always full of uncertainties. Brazil is a political stable country, and the traits and the culture of Brazilians are at the very antipodes of political instability. Investing in Brazilian real estate is safe.
Note: other safety issues, such as climate, natural disasters, aren’t truly sensitive in a real estate investment in Brazil. Brazilians usually joke about their luck: God gave them a divine land and climate; the only God’s error is on the people with whom He populated Brazil.

IN BRAZIL: RIO, SAO PAULO, BAHIA, FORTALEZA
In short: Brazil has a tremendous real estate potential, unique in the world, if we think in the extension of its northeast coast, and its preservation, and the costs… Tourist zones in the Northeast are pretty safe. Brazil has a mounting market for holiday, residence or rental properties... Brazilian real estate can be an exceptional investment.
But… where should you invest, in such a big country, with such a great variety of climatic, social, and cultural conditions?
Is Rio de Janeiro a good bet? And Sao Paulo, and its neighbourhoods? And the south? And Bahia, in the Northeast? And the Ceara
(Fortaleza), in the North?
Very shortly, for a very general view, and some tips:
- There are thousands of good opportunities in most places. Just take into account some regional specificities.

Rio de Janeiro has many insecure zones, and some properties near Rio, in places as Buzios or Angra dos Reis (especially in Angra), already have expensive prices. The property market in Rio is currently on a downturn, and doesn’t offer the wide opportunities of more northward places, yet relatively unexplored. Nevertheless, you can still encounter interesting opportunities, as some mountain or beach condos some dozen miles from Rio, in mild climate zones; they are between the best in the world.
- Sao Paulo: the real estate market is booming due to brazilian
and international companies demand. But you should equate the safety question.
There are truly unsafe places in most of the Sao Paulo region
- Brazil’s south, with its European standards and traditions (see, for more details
South Brazil culture), offers good opportunities in regions as Florianopolis (and in the Santa Catarina island as a whole). But the potential of this market is rather restricted, in some sense. Affluent Brazilians and Argentineans use to explore these regions, and the climatic pattern of the south introduces some limitations to real estate investment, namely through a much shorter period of the beach life: see, for details
South of Brazil beaches). The south brazilian coast isn’t an all-year round place.
- The state of BAHIA, on the North East coast, is – in the whole – the best bet for investment in real estate. There is other excellent options northward, but Bahia, with is vastness, its stunning beaches, its moderate tropical climate, is at the top of the opportunities. Here, in Bahia state, you can encounter cheap properties, a moderate (though noticeable) development, some high-quality properties, low density resorts, luxury facilities and hotels, resorts with golf, etc. The tendencies are for sustainable all-year-round rental income (if you bet in this market) and great appreciation of the real estate investment. Porto Seguro, Salvador da Bahia surroundings (Praia do Forte, Costa do Sauipe), Itaparica, are between the best places for investing in Brazil.
Natal, Maceio, or Porto Galinhas (not far from Recife, in the Pernambuco state, at the North of Bahia State) also offer excellent opportunities, some of them comparable to those offered by Bahia. Natal, for instance, is a favourite place to many of European middle class investors. - The Ceara state, in the North, with a typical tropical environment, is also a good place for real estate investment. Fortaleza is at the center of this region, and is the great hub for a vast region, largely untouched by the development. In itself, Fortaleza isn’t a nice destination or a great place for real estate foreign investment, but there are some interesting places, some miles– or some dozens miles away.
